Stucco cracks in this climate for a straightforward reason. A wall in Tucson can go from 105 degrees in the afternoon to the sixties overnight, every day, for months. Cement-based material expands and contracts through that cycle and eventually relieves the stress somewhere. Fine hairline cracking on an older Tucson wall is normal and largely cosmetic.

The cracks worth attention are different in shape rather than just size. Diagonal cracks running out from the corners of windows and doors point to movement, because those corners are where stress concentrates. Stair-step cracking on a masonry wall follows the mortar joints and suggests the wall itself is moving. Horizontal cracking at a floor line is worth a proper look. And any crack with a stain running below it is already letting water in, whatever its width.

How to read your cracks

  • Fine hairline, spread evenly: normal thermal cracking, mostly cosmetic
  • Wider than about a sixteenth of an inch: water can get in, worth sealing
  • Diagonal from window or door corners: stress concentration, investigate
  • Stair-step following mortar joints: possible wall or footing movement
  • Horizontal at a floor or foundation line: get it looked at properly
  • Any crack with staining below it: water is already entering
  • Cracks that have visibly widened over a season: something is still moving

How cracks get handled

Assessment first, because the repair depends entirely on the cause. A contractor who quotes to caulk every crack on the house without asking when they appeared or whether they have grown is selling a product rather than solving a problem.

Cosmetic hairline cracking is normally handled at the coating stage. An elastomeric coating is flexible and bridges fine cracks across a whole elevation, which produces a far better result than dozens of individual filled lines that all remain visible.

Wider and isolated cracks get opened out, cleaned, filled with an appropriate material and textured back in. Moving cracks are different: filling a crack that is still moving with rigid material simply means it reopens, often right beside the repair. Those need the cause addressed, which may mean drainage, grading or a structural opinion before any patching is worth doing.

In Vail and Rita Ranch, homes from the last twenty-five years have one-coat stucco over rigid insulation and are now showing hairline cracking across the sun-facing walls.

Common questions

Crack Repair questions

Should I just caulk the cracks myself?

For a genuinely fine hairline crack in an out-of-the-way spot, a suitable exterior sealant is a reasonable stopgap. The risk is cosmetic and diagnostic: caulk sits proud, catches dust and is very visible on a textured wall, and filling a crack hides the evidence of whether it is still moving. For anything on a visible elevation, it is worth doing properly.

Why do cracks keep coming back in the same place?

Because something is still moving, or because a rigid filler was used on a crack that flexes. Recurring cracks in the same location are information rather than bad luck, and they usually point at a stress concentration, a control joint that should be there, or ground movement.

Can Tucson soil cause this?

It can. Caliche layers and expansive soils are both present around Tucson, and moisture changes near a foundation cause movement that shows up in the walls. Drainage that dumps water at the base of a wall is one of the more common contributors, and fixing the drainage matters more than fixing the crack.

Do cracks mean my house has a structural problem?

Usually not. The large majority of stucco cracking in Tucson is thermal and cosmetic. Pattern and progression are what distinguish the minority that matter, which is exactly what an inspection is for.
