Vail and Rita Ranch grew fast and grew recently, so this is production-built housing from roughly the last twenty-five years, almost entirely one-coat stucco over rigid insulation. Homes here are now hitting the age where the original finish is fading and hairline cracking is showing across the sun-facing elevations, which makes whole-house recoating the dominant job.

The southeast side is also open and exposed. There is less mature vegetation and less surrounding development to break the wind than in older parts of town, so walls take driving monsoon rain and blown dust more directly. West and south elevations here weather noticeably faster than the same walls would in a sheltered midtown neighborhood, and it is normal for those two faces to need attention several years before the rest of the house.
