Stucco work in east Tucson

East Tucson is the city's large established middle, built out heavily through the 1960s, 70s and 80s. These are traditional three-coat walls that have now been through fifty-odd monsoon seasons, and they are generally well built. What they carry is accumulated wear: decades of thermal cycling, several previous coatings, and a patchwork of repairs done to varying standards.

The most common finding in this part of town is grade clearance. Fifty years of added landscaping, raised planting beds, new paving and irrigation have buried the bottom of the wall on an enormous number of these houses. Once stucco runs into the soil, moisture wicks up into the assembly continuously and no surface repair stops it. Correcting that termination is real work, it is frequently the actual cause of damage low on the wall, and it is the thing most often missed.
